Three storey detached house built onto sloping site c1875. Previously known as Sedgeley House. Terraced garden originally terminated at the banks of old route of River Leen. Parts of original terraces, retaining walls and garden steps survive. Lower part of garden has been separately developed for commercial use. Original house now converted into three flats. House occupied in early years of 20c by the Ball family, including Albert Ball the son, a famous First World War ‘air ace’, subsequently killed in action and awarded a posthumous Victoria Cross. Steel fire escape staircase attached to side of building. Conservatory originally abutted side of house adjacent to boundary with No.45. Single storey extensions recently added adjacent to Lenton Road boundary to create access and utility accommodation for ground floor flat. Upper flats use original main entrance doorway on east facing elevation. Red brick facades (recently cleaned) with ashlar dressings. Three storey shallow, projecting gabled wing plus canted window bay overlooking garden and three storey shallow projecting gabled wing facing Lenton Road. Original ground floor window openings to projecting wing facing garden now altered to form door openings onto timber decked terrace. Generally, plain brickwork detailing with decorative features including bracketed detail at eaves and gable verges plus moulded brick string courses on gables and at storey height levels. Brick patching in places. Some parts of original brickwork, particularly adjacent to the main entrance doorway, now rendered. Stone door and window surrounds, mullions and transomes with shaped lintels and splay reveals. Stone copings and kneelers to gable on garden facade. Gabled roof with slates and ornamental clay ridge tiles. Hipped slate roof to canted bay facing garden. Alterations to chimney stacks. Original rainwater fittings replaced. Originally, double-hung sashes to main windows. A number of window alterations. Remnants of original etched glass panes in main entrance hall window (?), other panes replaced. Shaped frames to top lights in entrance hall windows. Original six panelled main entrance door and frame. Original gate piers to brick boundary wall adjacent to Lenton Road now replaced by wider opening for car access. Sections of original brick boundary wall with saddleback copings have been altered to increase height or add extensions.
